Finding a Property

The Let My Roof team are specially trained and equipped to assist Tenants to find properties to rent which will meet their needs. We maintain a database of properties available to rent and of prospective Tenants with their requirements. As properties become available, our first action is to contact waiting Tenants on our database whose requirements match the property. Typically, properties to rent become available one to two months before the occupancy date, so where possible it is advisable to start looking early.


Having identified a potentially suitable property, we will arrange a viewing. This will be at a time to suit the prospective tenant; and could be at evenings or weekends, subject of course to the Landlords' permission. All viewings will be accompanied by a member of staff who will be able to provide immediate advice and answer any questions you may have.

Offer / Application

At this time any details or requirements can be provisionally agreed, such as occupancy date, duration of the letting etc.  On application, a Reservation / Holding fee will be required. Assuming the rental proceeds, this will be deducted from the Fees due before occupation. If the Landlord or Let My Roof Ltd declines your application, this fee will be refunded.  It will however not be refunded if you decide not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.


Let My Roof will take references on behalf of the Landlord.  Normally these will include your employer, any former landlord and a character reference. In addition a credit check will be undertaken. Where a potential tenant is unable to meet the required income or credit checks, the Tenant may have a Guarantor agree to underwrite any rent liabilities.  References are carried by using the services of our affiliates FCC Paragon who are industry recognised leaders in this field.  We have special incentives for Key Workers who may be eligible for discounts on referencing fees.  Referencing fees are payable to Let My Roof Ltd with cleared funds prior to carrying out this service.


Rent is normally quoted on a calendar month basis; when stated in weeks it is calculated as such that £300 per week multiplied by fiftytwo weeks, divided by 12 months; would give the monthly rental amount of £1300 in this case (£300pw x 52 / 12 = £1300pcm).  In addition, the Tenant is usually responsible for Council Tax, Water Rates, Gas, Electricity, Telephone costs, TV License and other extra services which the tenant may connect / install.  Rent is payable by standing order (unless alternative arrangements are agreed in advance) to Let My Roof Ltd bank account monthly in advance, with the first month's rent due before taking occupation of the premises. 


A deposit is required prior to occupation.  This is normally equal to one month's rent, however can be more; check with your letting advisor.  Where Let My Roof Ltd is managing the property, this is held by the Deposit Protection Scheme (DPS) within 14 days of submission until the end of tenancy.  Where Let My Roof Ltd is not managing the property, the deposit will be passed over to the Landlord.  The deposit is held to cover any breakages, damage, or other tenant liabilities outlined in the Agreement.  Where Let My Roof Ltd is managing, at the end of the tenancy we will check the property in the presence of the Tenant(s) and assess any damages and deductions which may be due.  Please note that the deposit cannot be used by the Tenant to cover rent. 

The Tenant may also take advantage of an insurance based scheme called Smart Deposit Solution which will eliminate the process of a deposit and instead charge a fraction of the cost of the amount of a deposit and not have to worry about saving up or not having enough deposit to secure a property.

Administration / Agency Fees

A fee is due to the company prior to the start of the tenancy and please ask as it may vary, to cover the Tenant's share of administration costs, including preparation of the tenancy agreement and any legal notices, referencing, credits checks and check-in and check-out.  Where an Independent Inventory Agent is used there may also be a fee from the Inventory agent for the check-in.
